Tips to Sell Your Home Quicker

	Clean and trim the yard
	Clean flower beds and rake leaves
	Sweep all concrete and paved areas
	Discard old or broken lawn furniture, flower pots, baskets, toys
	Repair any other minor flaws, re-paint fences, decks, and doors
	Remove debris from around house that might harbor pests
	Replace rotten exterior wood and paint as needed
	Replace torn/missing window screens and broken windows
	Clean garage, attic or other storage areas
	Check water heater for proper venting/safety valve exit
	Verify appliances that stay with house work properly
	Check plumbing-drains, valves, tubs, showers, commodes
	Remove excess things in house so rooms appear larger
	Kitchens/baths are high priority – keep tidy and clean!
	Clean carpets and floors. Replace if needed
	Keep pets outside during showings (or, better yet, at a friend's if possible)
	Deodorize house to remove unpleasant odors
	Clean closets; Organize to show off storage space
	Clean ashes/soot from fireplace
	Clean A/C return air grill or paint
	Clean or paint ceiling as necessary
	Open all drapes in daytime
	Play quiet background music
	Make sure all light bulbs work and rooms are bright
	If you can, be absent during any showings as potential buyers often feel awkward and rush through if they think they are making the owner uncomfortable
